City of Tulsa, ITULSA unveil $60 million housing and retail project in Tulsa Market District

TULSA, Okla. — On Wednesday, the City of Tulsa and ITULSA, LLC unveiled plans for a new mixed-use development on the northwest corner of 11th St. and Lewis Ave.

North of Market (NOMA), the planned development, is expected to open in 2023. It will feature modern apartments with “luxury amenities,” according to a statement from the City of Tulsa. The space will also feature retail stores, restaurants and a gathering place for the neighborhood.

“I want to thank ITULSA for helping bring this transformational project to this portion of Route 66,” Mayor G.T. Bynum said.

He continued, “As more projects along Route 66 start talking shape, especially around the 11th and Lewis area, I’m eager to see what additional opportunities are made available to our residents and visitors who want to take in the possibilities our Mother Road has to offer.”

Construction has begun on the four-acre development. The space will be within walking distance of Tulsa’s Market District.

“The accelerated growth in the area presents exciting opportunities for new development on Route 66,” said Chris Ellison, CEO of ITULSA. “NOMA will provide additional opportunities for people to live, work and do business in the area, while also expanding public space for the growing community and new opportunities for locally owned businesses.”

Residential plans include 256 one, two and three-bedroom apartments with amenities that include co-working spaces, a fitness center, rooftop clubhouse with dining room and lounge, hotel-style lobby, bike storage room, a dog park and indoor dog wash facility, pool with cabanas and grills, multiple courtyards and dedicated parking for residents and businesses.

“NOMA will serve as a catalyst for increased development along Tulsa’s Route 66 and will make the Tulsa Market District competitive with other major markets,” said Brad Cason, President of the University of Tulsa. “This project benefits Tulsa in its pursuit of talent and the retention of unintellectual capital.”

Community spaces will include 11,000 square feet of retail and restaurant space, a central neighborhood gathering space complete with trees, native plantings and festive lighting (dubbed the “Route 66 living room”), planned public art and added lighting and security for the area. NOMA is within walking distance to a major grocery store, retail and restaurants, and will have front-door access to Tulsa’s new Areo BRT system. It’s located near downtown Tulsa, the University of Tulsa, two major healthcare complexes and Utica Square.
